We solicit a team of experts to walk through each unit investigating structural damages. If any are found, our professional construction team will make all necessary repairs to bring property up to state code and rent ready. Our investigator will provide pictures, possible video, and written detail reports displaying before and after conditions of your home.
After the 3rd of the month, the rent is considered late and late fees begin to accrue. We begin following up with delinquent tenants on the 4th of the month to find out when they will be paying and the reason for the delinquency. If the fourth is on a weekend or holiday, we will begin following up with delinquent tenants on the next business day. Our goal is to have a status update to you on the 5th of each month if the rent is going to be late or delayed so you can plan accordingly.
We generally need 5 business days for funds to be verified in our Trust Accounts and ensure they will not be reversed due to the tenant having Insufficient Funds or using a fraudulent payment method. Once we have those funds we can initiate payments. Most times that will occur on the 20th of the month. For any other later payments, we will initiate those as needed.
We do that too? Every tenant who has concerns, they will call us. Our 24/7 professional call representatives will be happy to assist tenants with any services provided from repairs to collection of rents. You’ll no longer have to interrupt your life to take any tenant calls.
No. Pets are allowed at your discretion (we have a restricted breed list and a maximum of two per household), and we charge a refundable $250 deposit per pet, which encourages tenants to care for the home responsibly, while Service Animals and Emotional Support Animals with proper documentation must be accommodated under HUD Fair Housing Guidelines.
We do not do business with third parties who control the interest of the landlord or tenant. These programs make it a more of a complicated matter and we thrive on making everything stress free for all parties involved.
Although landlords like to set the amount of rent to be collected, they often cut themselves short by not factoring other vices. We actually scale the real-estate market to get the most profits from tenants. Example. The house itself may mortgage for $1,200.00 per month. Landlords will charge $1,600.00 per month which is only $400.00 profit. They tend to not have enough information when determining the rent. We have access to markets where we can see exactly how much your property is worth and what the rent should be. A landlord would charge $1,600.00 when in all actually they could be receiving more according to state regulations.
Enspire Valley is ultimately responsible for the accounting of the Security Deposit to the tenant so we hold that in our Escrow account during the time of their occupancy. This ensures the funds are properly safeguarded and available for refund or deductions at the end of the tenancy.
At move-out, the property is inspected, and any deductions for damages or unpaid rent are itemized and documented before the remaining balance is returned to the tenant within the legally required timeframe.
Timelines are contingent upon certain factors. Once you’ve hired us as your property manager, we start working immediately to get an estimated or approximate lease agreement signing date. Typically, after screening tenants, inspections, and repairs, we have lease signing within 30 business days or less – often much sooner! You will be notified when a potential tenant is secured.
Yes, you need to always maintain coverage. If you have a loan on the home this should not be an issue and will already be a part of your monthly mortgage payment. If you own the home outright you will want to add a policy to the home and let your insurance agent know that the home will be used for long term rental purposes so they choose the correct coverage and policy for you.
